Why does the buyer need a written possession agreement?

A: If the seller needs to stay in the house after the closing a buyer must make sure he can protect his investment.  By having a written possession agreement, if the seller damages the property or does not leave on time the buyer can get compensated based on the terms of the possession agreement.
