I am purchasing a home in the Staten Island area, do I have to give a contract deposit?

A: To make a contract binding consideration must be given.  In the normal sales contract the seller wants a down payment to protect himself should the buyer breach the contract.  While the preferred amount is 10% of the sales price, it is a negotiated term and most times it is less than 10% and can be as little as $1000.00.
