How can I make sure the home I'm purchasing does not have termites?

A: Most mortgage lenders require proof that the premises are termite free as of time of the closing so a termite/wood boring pest inspection should be done as part of your home inspection.  If the inspection shows live termite infestation the house must be treated by a licensed exterminator who will certify that the premises have been treated and show the chemicals used.  Normally the treatment comes with a one year warranty.  The owner (or new owner) should familiarize themselves with the signs of termite infestation and go over with the exterminator the terms of the warranty and if possible an extended warranty should be obtained.
